A critical part of selling a home is the appraisal. HereÂ’s how to plan for it.

You have a contract to sell your home and now the appraiser is coming. The appraisal needs to come in at a good price in order for your buyer to get his loan. What should you do?

The Appraiser Says

Appraisers typically tell people not to do anything special before they come. They tell the owner they see lots of houses and they can look past a little clutter and dust. Â“DonÂ’t be nervous,Â” they counsel. Appraisers are sincere people. IÂ’m sure they mean what they say.

I Say

On the other hand, appraisers are human. They respond to cleanliness and order and to good maintenance the same way buyers do. If youÂ’ve let your hair down, get your home back into Â“showÂ” condition before the appraiser comes.

Everything you know about a tidy approach to your home, well mulched flower beds, door knobs that are attached firmly and work smoothly, lack of finger prints, lack of clutter, and all the rest applies. Take a look at a Â“Uniform Residential Appraisal ReportÂ” form if you doubt me. The age of the home and the Â“effective ageÂ” are asked for under the Â“General Description.Â” DonÂ’t you think how well your home appears to be cared for affects the number that appears under Â“effective age?Â”

The Uniform Appraisal Report requires information about materials (and their condition) used for floors, walls, trim and finishing elements, bathroom floors and wainscots, and for interior doors. Appraisers train themselves to notice these details. If yours are dusted, polished, and free of scratches and fingerprints, donÂ’t you think you might be giving your appraisal a nudge in the right direction?

The Report also asks about kitchen equipment (refrigerator, range and oven, disposal, dishwasher, fan and hood, microwave, and washer and dryer). Do you think itÂ’d be a good idea to have them clean and purring?

The Report asks about amenities such as fireplaces, patios, decks, porches, fences, pools, and sheds. If an appraiser is going to take special note of such things, shouldnÂ’t they be swept, cleaned, and have paint in good condition? Also, clean out the gutters if they need it. If it should be raining on the day your appraisal is done, you want your house to handle the rain water well.

Let me share the Â“commentsÂ” section of an appraisal which got the owners what they wanted. I think itÂ’ll give you a good feel for what you need to do. Â“The subject is well maintained and no physical, functional or external inadequacies were noted. Marketability is enhanced by hardwood flooring throughout a majority of the home, an updated kitchen, fresh interior and exterior paint, transom windows, built-ins, a front porch, a rear patio, a large storage shed, 4 fireplaces, etc.Â”

The appraiser is a human being. Make sure you do everything you can to appeal to them and youÂ’ll get a good appraisal.

Obama Foreclosure Plan Details

The Federal Government has set aside $75 billion dollars to help struggling homeowners with a loan modification program so they can avoid foreclosure. The goal is to help 5 to 6 million families get a lower mortgage payment so they can afford to stay in their home. This plan is not for everyone-find out if you may qualify for help by learning the formula your bank will use.

Who qualifies for this loan modification program? Here are some general guidelines for eligibility:

Homeowners must live in the property as their primary residence
Loan must have been originated prior to January 1, 2009
Not required to be delinquent on payments, but must demonstrate financial hardship now or in the near future
Must be able to provide proof of income and have a current mortgage payment that is greater than 31% of your gross monthly income
Loan amounts of $729,750 or less for 1 unit properties-higher for 2-4 units

What are the primary features that will be offered to qualified homeowners to arrive at an affordable payment based on 31% of their gross monthly income?

Reduce interest rates to as lower as 2%
Extend loan terms to 40 years
Principal reduction with the Government sharing in the costs with lenders

What is the formula the lenders will use to determine who qualifies?

Arrive at a target payment by multiplying the gross monthly household income by 31%
Subtract the monthly costs for homeowners insurance, property taxes, and any homeowners dues = the new principal and interest payment
Using the current loan amount, reduce the interest rate to as low as 2%, extend the term to 40 years and if necessary defer or forgive some principal balance to achieve the target payment
If the target payment can be reached using the standard methods of modification, then the homeowner is a good candidate for assistance.

While this loan modification program is voluntary, most lenders and servicers are expected to participate. The Federal government is offering financial incentives in the form of $500 payments to servicers and $1500 to mortgage holders that offer a loan modification program to their borrowers as well an annual payments. In addition, homeowners who stay current on their new modified loan will be given a monetary incentive for each year they remain current, for a total of $5000 at the end of 5 years.
